Sound professional knowledge is critical to ensuring a smooth
settlement. Shane offers the following general tips to customers looking to
purchase a property.

Requisitions request with
the Local Authority & the Zoning of the property . If you wish to check on what improvements are
council approved it may be prudent that
before you purchase your property that you check all improvements are council
approved.
v
If there are special
conditions on your contract, ie. subject to:- finance approval, termite
report, building report, air conditioner, electrical, plumbing
& swimming pool inspection reports liaise with your Real Estate and/or
Settlement Agent and make arrangements so that the conditions are satisfied
within the timeframe specified on the contract.
v
If you become aware that
the finance and or special conditions of the contract cannot be met by you
within the time frame specified on the contract, contact your Real Estate
Agent and/or Settlement Agent to arrange to sign a variation to change the
dates that the special conditions are due if the seller is in agreeance. Please
note that to validate any variation to a contract the form will need to be signed
by all parties to the contract. Please note that if your finance is not
approved within the time frame specified on your contract, then the Seller
may be in a position to terminate the contract depending on what type of
contract has been entered into and how the finance condition has been
documented. Also be mindful that some special conditions may have no
effect if the inspections have not been carried out within the time frame
specified on your contract.
Tips on Buying and Selling your property :
◙ Check all improvements are council approved and that all fittings and fixtures are all in good working order – If you are aware of any structure that is not council approved, then ask your Agent to make a notation on the contract to this effect and make any prospective buyer aware of this to avoid any delays or complications in settlement. Contact your Bank and let them know the property is being sold/purchased and make arrangements to sign any discharge of mortgage authorities/new mortgages that may be needed.

◙ Ensure the property is maintained up to and including settlement date and that the property is left in the same state and condition as 1st inspected by the Buyer or their Agent.
Always
remember to keep in contact with your Real Estate Representative, Bank,
Broker and Settlement Agent and notify them especially if you intend on
taking leave during the settlement process.
